Uliving Paulista

The purpose of these Internal Regulations is to regulate the conduct and behavior of the residents of the ULIVING PAULISTA enterprise (“UPulista” or “Uliving”), located at Rua Maestro Cardim, 1218, Bela Vista, São Paulo/SP, CEP 01323-001 and establishes the rules of coexistence and relations between users and residents of the development, as well as the imposition of fines in case of violation of these Regulations. At the end of this regulation, there is a table with a summary of the infractions, their classifications and the amounts of the applicable fines.

 

1.1. All residents are aware of the existence of this Regulation when signing their respective contracts, for which they undertake to read this document, made available through the website https://www.uliving.com.br/regulamento-paulista/, and become aware of all its terms, conditions and penalties, not accepting, under any justification, the allegation of ignorance of the RULES that make up Uliving Paulista;

1.2. The Administrator undertakes to include in the apartment lease contracts the obligation of residents, their dependents and visitors, to respect these Regulations;

1.3. All residents and their guests, whether permanent or temporary, must identify themselves at the Uliving reception before the start of their stay/visit. Failure to comply with this item results in a serious breach;

1.4. Residents must allow entry into their autonomous units, by the Administrator or its representative, whenever the latter deems necessary, as long as they are notified 24 hours in advance, for inspection or carrying out work related to the general structure of the building, its safety, cleanliness and hygiene or solidity;

1.5. The repair or replacement of any damaged part or device, of common property, will be carried out by the administrator and will be charged to whoever gives cause, whenever the due responsibility is determined;

1.6. The resident who causes damage or material damage to other residents or third parties will be civilly liable for the action or omission;

1.7. It is up to all residents, visitors and employees to ensure compliance with the regulations, the material heritage of the building and the harmony of the environment and respect for everyone. If necessary, the right of employees to verbally and/or in writing warn the violator, subject to a fine and/or cancellation of the contract;

1.8. Harassment or discrimination based on race, color, religion, gender, sexual orientation, gender identity, national origin, age, disability, pregnancy, genetic information, marital status, size or social status is strictly prohibited. For the purposes of this policy, harassment is defined as verbal, written or physical conduct that demeans or shows hostility, dislike or favoritism towards a person or his or her relatives, friends or associates on account of their race, color, religion, gender , sexual orientation, gender identity, nationality, age, disability, pregnancy, genetic information, marital status, size or social condition; Failure to comply with this item results in a very serious infraction;

1.9. Sexual harassment of any kind is strictly prohibited, which includes a range of subtle and non-subtle behaviors that may involve people of the same or different genders. Depending on the circumstances, such behaviors may include unwanted sexual advances or requests for sexual favors; jokes or innuendos of a sexual nature; comments about a person's body, sexual attributes or sexual shortcomings; lustful looks, hissing or touching; obscene insults, comments or gestures; display of sexually suggestive objects or images; and other physical, verbal or visual conduct of a sexual nature; Failure to comply with this item results in a very serious infraction;

1.10. Payment of monthly fees and expenses of residents will be made exclusively via bank slip. The stay of residents or visitors may be paid, as an exception, via credit/debit card, which will have an increase of 7% due to the card fee, as provided for in the lease agreement. The resident may indicate a desire to change the payment method only in the period from the 10th to the 15th of each month. For payment via bank slip, it is necessary to present a CPF;

1.11. Check-in/check-out/inspection: The dates and times for these steps must be scheduled at least 72 hours in advance, which will be carried out during business hours (09 am to 18 pm). If this rule is not complied with, the administrator reserves the right not to perform the procedures. In the inspections, if the resident does not accompany her, he implicitly agrees and fully accepts the report issued by the administrator;

1.12. Cleaning fee: A fee of R$ 150,00 will be debited from the damage deposit amount for the general cleaning of the apartment at check-out (except in apartments with a pet, which will cost R$ 250,00);

1.13. Uliving does not accept payments in cash or via bank transfer, and payment via bank slip or credit card, including the fee provided for in item 1.14, is the only accepted means of payment;

1.14. The apartment's electricity bill is not included: Energy for the individual of each apartment (for shared apartments, the amount will be divided equally among apartment residents) and with collective use in common and private areas, it will be prorated among all residents (lights, sockets, coworking, swimming pool, common bathrooms, kitchen, elevators). The amount will be issued together with the monthly payment slip in the following month and may vary monthly according to the individual use of the apartment and the apportionment of the building;

1.15. The amount of air conditioning use is not included in the monthly fee and will be charged separately: According to the individual use of air conditioning, each apartment has an individual meter that calculates the use and the amount will be issued together with the monthly payment slip in the subsequent month. This fee may vary monthly according to the use of the resident, if you do not want to use the air conditioning, you can request the device to be turned off, not generating any charge for its use;

1.16. Residents who are not 18 years old on the contract start date will no longer be accepted;

1.17. All items found on the premises of the unit will be forwarded and stored within a maximum period of 30 days – after this period the item will be discarded or sent for donation.

2.1. Residents must collaborate with the security of the Enterprise, supervising and informing the presence of strange people in daily life, as well as in suspicious attitudes;

2.2. When any incident is registered within the Venture's premises, the lounge staff may call police support, if necessary, registering an Occurrence Bulletin (BO);

2.3. Regardless of the security measures adopted by Uliving's management and the equipment installed therein, at no time will the management be responsible for any cost related to security problems occurring in the apartment's premises;

2.4. Any and all irregularities that occur or are observed must be immediately reported to the lounge team;

2.5. It is expressly prohibited to grant access keys to third parties, this infringement being considered serious;

2.6. It is mandatory to keep the doors of the apartments closed at all times, and if this is not complied with, the administration is not responsible for any damage or theft;

2.7 Any manipulation of security systems is expressly prohibited, including, but not limited to, blocking, redirecting or turning off surveillance cameras. Any violation will be considered a very serious infraction;

2.8. It is expressly forbidden to remain in any common areas carrying a firearm or melee weapon. It is up to the resident who owns or carries a firearm to notify the unit manager about their presence in the room. The presentation of the Firearm Registration Certificate is mandatory and must be done within 48 hours after check-in. It is aligned that the resident is responsible for acquiring a safe for proper storage of the item. Failure to comply with this rule is subject to immediate expulsion, without prior notice.

3.1. Operation 24 hours a day, 7 days a week (there will always be an employee responsible for the reception who, eventually, will have to leave the same to cover calls from residents and inspections in the building at different times of the day, so the reception can be left without this employee for a few minutes);

3.2. Pedestrians entering or leaving Uliving premises will take place through the main lounge at Rua Maestro Cardim, 1218, independently using a biometric reader or through an employee opening the entrance door;

3.3. The resident must inform the lounge team, in advance through the Uliving application, which visitors will be authorized to enter the building. Visitors must register on the App, upon registration and presentation of a civil identification document with a photo;

3.4. Access by any unauthorized person to areas of restricted use by Uliving is prohibited. The visitor who violates this Internal Regulation must withdraw and will not be able to enter the Resort again. Failure to comply with this item results in a serious breach;

4.1. The acquisition of a new key (apartment door) regardless of the eventuality that occurs will be charged in the next monthly fee of R$ 20,00 (twenty reais) per key. Keys must be returned at the end of the rental period. In case of loss of any of the keys, the amount must be paid or may be deducted from the damage guarantee deposit;

5.1. Upon receiving a visitor, the resident becomes jointly and severally liable for all acts performed by the visitor, including costs for occasional damage caused;

5.2. Visitors are allowed to access the apartments according to the rules defined below, prior registration being mandatory, at least 3 (three) hours in advance;

5.3. Residents of the apartments will be able to receive overnight visitors according to the type of apartment:

-Individual: You can receive 1 (one) visitor to stay up to 10 (ten) nights per month at no additional cost. After this period, the LESSEE will be charged 50% (fifty percent) of the rental value of the Apartment or Bed object of this Agreement until its vacancy or regularization as an additional resident (limited to a maximum period of up to 60 days, to reside as Visitor);

-Premium: You can receive 1 (one) visitor to stay up to 10 (ten) nights per month at no additional cost. After this period, the LESSEE will be charged 50% (fifty percent) of the rental value of the Apartment or Bed object of this Agreement until its vacancy or regularization as an additional resident (limited to a maximum period of up to 60 days, to reside as Visitor);

5.4. The overnight stays are not cumulative and the visitor will not be able to change apartments after 10 (ten) consecutive nights (to an apartment belonging to another resident/resident).

5.5. If the visitor stays more than 10 nights without communicating the operation, a fine will be applied to the resident responsible for the infraction. You will be charged 50% of the rental amount of your contract, accounting for the period in which this irregularity occurred;

5.6. Each resident may receive a maximum of 2 (two) visitors at a time in the common areas of the building, respecting the maximum limits of simultaneous visitors in the building, as described below, for a maximum period of 4 (four) hours;

5.7. The total capacity of external visitors in the coworking area is 10 (ten) guests, this amount includes all visitors of the day;

5.8. The total capacity of external visitors in the kitchen area is 10 (ten) guests, this amount includes all visitors of the day;

5.9. The limit of external visitors in the volleyball court area is 06 (six) guests;

5.10. The total capacity of external visitors, including the apartments, is 40 (forty) guests, this amount includes all day visitors;

5.11. The visit or accommodation of a child or adolescent will not be allowed without the presence or authorization of those responsible, as provided for in Art.250 of the ECA - Law No. 8.069 of July 13, 1990;

5.12. Each resident may request from the Administration the inclusion of an additional resident, upon monthly payment of R$ 500 (five hundred reais), in accordance with the current Uliving table of values, available at www.uliving.com.br; For a couple, it will be the cost of the room + a fee of R$500 for the person who will share the space;

5.13. Visitors must register at the lounge, by registering a fingerprint and presenting a civil identification document with a photo; Failure to comply with this item results in a medium infraction;

5.16. Access by any unauthorized person to areas of restricted use by Uliving is prohibited. The visitor who violates this Internal Regulation must withdraws and will not be able to enter the Resort again; Failure to comply with this item results in a serious breach;

5.17. Overnight stays will be authorized only with the presence of the resident, who must put the resident in the application and register the digital access and be with them upon arrival;

6.1. All correspondence and small packages destined for the apartments will be received by the lounge staff and delivered to residents in person. If the item is not picked up within 30 days, it will be sent to the lost and found.

6.2. Registered correspondence will only be delivered to the recipient upon signature of the receipt protocol;

6.3. The receipt of correspondence or orders by Uliving employees will not imply the admission of any responsibility or acceptance thereof, which will be the responsibility of the respective recipient;

6.4. Student relations are not authorized to keep under their custody, values ​​in any form (in cash, securities or checks) that belong to residents;

6.5. It is not allowed the entrance of couriers in the condominium dependencies;

6.6. When delivering delivery services, residents must go down to the lounge to meet the delivery person; In case of food and food left in the delivery box (Ifoodbox), the deadline for withdrawal will be 2 hours and after this period, the items will be discarded. The recurrence of this act will result in a light fine.

7.1. They may be used by all residents of the Enterprise, who are responsible for their preservation and order;

7.2. The TV room and Living Space are for the exclusive use of the residents, being limited to the use of a maximum of 2 (two) visitors per resident at a time, respecting the limit of guests inside the building, for a maximum period of 4 (four) hours, as provided for in item 2.8 of this regulation;

7.3. It is expressly prohibited to use machines, computers, telephones, available in the work environment of the Administrator's team;

7.4. The use of the printer must be requested from the administration and the cost of printing will be charged together with the next monthly fee;

7.5. The cleaning of shared bathrooms will follow the schedule provided for in the contract with the service provider;

7.6. The replacement of soap, paper towels and toilet paper in the bathrooms in the common areas is the responsibility of the Administration;

7.7. It is forbidden to climb on vases and sinks, being considered a medium infraction;

7.8. It is forbidden to throw toilet paper, condoms, pads and any other objects inside the toilet;

7.9. The cleaning of shared bathrooms will follow the constant schedule provided for in the contract with the service provider;

7.10. Replacement of soap, paper towels and toilet paper in the bathrooms in the common areas is the Administrator's responsibility;

7.11. It is expressly forbidden to climb on vases and sinks;

7.12. It is expressly forbidden to throw toilet paper, condoms, pads and any other objects into the toilet;

7.13. Lobby, TV Room and Living Spaces.

8.1. The use of the coworking/study room will be free for residents, with no fixed position. This limitation may, however, be modified in the future for external use. If it is modified, the Administration will contact the residents presenting the new model of use;

8.2. The use of closed study rooms must be previously booked on the Uliving App;

8.3. The study room is for the exclusive use of residents and guests, respecting the limit of external guests provided for in item 2.8 of this regulation;

8.4. The resident who wishes to use the study room must respect the rules of silence, regardless of the time at which they use it;

8.5. The use of electronic equipment that may disturb other users is prohibited, provided that the cell phone must be in silent mode; Failure to comply with this rule results in a minor infraction;

8.6. It is expressly forbidden to go up and sit on study tables; Failure to comply with this rule results in a minor infraction;

8.7. Residents can listen to music or watch videos as long as they use headphones and the volume does not disturb other users;

8.8. The use of the TV inside the study room is exclusively for academic purposes, its use for other purposes being prohibited (films, video games, etc.); Failure to comply with this rule results in a minor infraction;

8.9. It is forbidden to consume food (except coffee and non-alcoholic drinks, inside closed containers) and alcoholic beverages inside the study room. Failure to comply with this rule results in a minor infraction;

9.1. Cats and small dogs are allowed (up to 10Kg);

9.2. There can only be 01 (one) pet per apartment;

9.3. Every pet must be previously registered with the administration. Failure to comply with this rule entails a medium infraction;

9.4. The pet's stay is conditioned to the presentation of proof of the following vaccines within the validity period:

  1. a) Dogs: V8 vaccine (which prevents distemper, coronavirus, hepatitis (adenovirus I), adenovirus II, leptospirosis, parvovirus and parainfluenza) and rabies;
  2. a) Cats: V4 vaccine (which protects against feline rhinotracheitis, feline calicivirus, feline panleukopenia and chlamydiosis) and rabies;

9.5. The permanence of pets in common areas is prohibited, except in external areas. Failure to comply with this rule results in a minor infraction;

9.6. The movement of the pet through the building must be done properly, without endangering the other residents. It is recommended to carry it on a leash or on your lap;

9.7. If the pet causes complaints from neighbors, the owner will be warned. In case of recurrence, the pet will no longer be able to stay in the building, and the owner has a period of one week from the date of notification to take the animal away;

9.8. In apartments where a pet is present, hiring a weekly cleaning package will be mandatory;

9.9. When the resident who owns a Pet leaves, a fee of R$ 250,00 will be charged for cleaning and deodorizing the apartment;

9.10. Any damage caused by the pet must be compensated by the owner;

9.11. Uliving is not responsible for the welfare and safety of the Pet or for any occurrences if the window is left open; For residents who own a pet, installation of a safety net is not allowed; 

9.12. When cleaning the apartments, the pet cannot be present. Otherwise, cleaning will not be performed. At these times, exceptionally, the pet may remain in the reception lounge or on the rooftop, accompanied by its owner;

9.13. In the event that the resident acquires a pet after living at Uliving, he undertakes to inform Uliving before the move and to enforce item 9.3. of this regulation;

9.14. Pet visitors are prohibited from entering after the turnstile area or in the apartments.

10.1. The entry of external guests is subject to prior authorization from the administration;

10.2. Rooftop usage times (External Area) are:

a) Every day from 07:00 to 00:00;

10.3. The use of sound in external areas must respect the neighbors, according to Art.42 of the LCP - Decree Law 3.688 of 1941, whose limits after 22:00 are established in 55 decibels according to Law 15.133 - Urban Silence Program (PSIU) of the Municipality of São Paulo;

10.4. The consumption of alcoholic beverages is prohibited for those under 18 (eighteen) years of age (Art. 243, ECA – Law No. 8.069 of July 13, 1990) and its consumption by those over 18 (eighteen) years of age, on the rooftop and barbecue, must be moderate. When excessive, it will be considered a serious infraction subject to a fine and warning;

10.5. The Administration reserves the right to use the external areas of the Rooftop and Barbecue (when applicable) to hold internal or external events. Residents will be notified at least 48 (forty-eight hours) in advance;

10.6. The use of the barbecue is subject to prior reservation via the application, and will incur a fee of R$ 120,00 (one hundred and twenty reais) to be charged on the applicant's monthly fee in the month following the request. Then you must sign a term of responsibility with Students Relations, which must be done at least 2 (two) days prior to the intended date for the event, by the resident, who will receive all the information necessary to hold your event where the premises and utensils to be provided by Uliving for this purpose will be expressly set out in perfect conditions of use;  

10.7. It is forbidden to assign and/or use the barbecue for private celebrations of the tenants on the following traditional dates, except if the Management does not organize any event for common participation on these dates: Christmas Eve and Day, New Year, Father's Day, Mother's Day , Carnival and other busy dates on the calendar;

10.8. The barbecue may be requested by Uliving residents to promote small social activities, parties, receptions or birthdays, with the transfer of the barbecue to third parties or for political or partisan, religious, commercial activities and games considered to be of chance by the relevant legislation prohibited. ;

10.9. The resident who has the reservation for the use of the barbecue, with the due appointment, will have the exclusive use of the specific utensils of the barbecue, contained in the check list to be verified at the time of delivery;

10.10. Booking the barbecue, however, does not guarantee exclusivity of the rooftop space for use by the resident. During the period of use, the barbecue will be under the responsibility of its users;

10.11. The perforation of ceilings and walls in the barbecue area for fixing decorative arrangements will not be allowed, with the offending users being responsible for repairs of any damages;

10.12. At the end of the assignment of use, the resident, together with a member of the Uliving team, appointed by the Community Manager, will check the facilities and equipment in the areas used. In the event of any damage caused during the event, the damage caused to Uliving will be evaluated, for the purpose of reimbursement by the requester, it will be done through the collection of prices between firms, qualified to perform the repair or replacement services of the facilities and utensils;

10.13. Refusal to pay for the reimbursement of expenses incurred in repairing the damage caused will entail, in addition to monetary correction, an increase of 20% (twenty percent) in the amount of damages determined and the judicial collection of the debt, with the payment of costs and attorney fees, as well as the loss of the right to requisition the barbecue until the fulfillment of obligations;

10.14. The requester will assume, for all legal purposes, the responsibility for maintaining respect and good standards of conduct and social coexistence during the activities, committing to repress abuses and excesses and to remove people whose presence is considered inconvenient;

10.15. The defaulting resident will not be able to reserve the barbecue areas;

10.16. It is forbidden to practice sports and activities on the Rooftop that contain throwing objects (such as ball, shuttlecock and others), subject to a serious fine;

10.17. Access to the external area of ​​the rooftop through the windows of the place is strictly prohibited, subject to a very serious fine.

11.1. All residents are responsible for identifying their food inside the refrigerators and using only their own food and products; Failure to comply with this rule results in a minor infraction;

11.2. All residents are responsible for keeping their food properly stored in sealed packages or suitable containers, thus preventing cabinets and/or refrigerators from smelling and/or attracting vectors (insects and/or rodents);

11..3. All residents are responsible for keeping their food stored within the expiration date. In order to maintain hygiene, avoid possible contamination and bad smells, the Administrator reserves the right to carry out a fortnightly inspection of the refrigerators and discard improperly stored products, without identification or out of date. It is important to buy only the products necessary for consumption within a 24-hour period, avoiding an overload of products in the refrigerators and taking up space for other residents;

11.4. All residents are responsible for washing and drying all dishes and utensils they use, putting them back in their proper place. It is expressly prohibited to leave dirty dishes in the sink, on tables or countertops; Failure to comply with this rule results in a medium infraction;

11.5. All residents are responsible for keeping the food preparation and cooking area clean and organized; Failure to comply with this rule results in a medium infraction;

11.6. All residents are responsible for cleaning their dining area after use; Failure to comply with this rule results in a minor infraction;

11.7. Before leaving the kitchen, check that the stove, air conditioning, appliances and television are properly turned off;

11.8. Properly dispose of the oil at the collection point;

11.9. The shared kitchen is a place for preparing and consuming meals, and any type of party or event is prohibited without prior and express authorization from the Administrator; Failure to comply with this rule entails a medium infraction;

11.10. The consumption of alcoholic beverages is prohibited for minors under 18 (eighteen) years of age (Art.243 ECA Law No. 8.069 of July 13, 1990) and its consumption by persons over 18 (eighteen) years of age in the shared kitchen must be moderate, and its excessive consumption considered a serious infraction subject to a fine and warning, in addition to being communicated to parents;

11.11. The Administrator may use the shared kitchen to hold internal events. Residents will be notified at least 48 (forty-eight hours) in advance;

11.12. It is forbidden to remove utensils, equipment or products of common use from inside the communal kitchen area. Failure to comply with this rule results in a minor infraction;

12.1. The use and access will be exclusive to residents of the respective floor who do not have a pantry in their apartment category, being able to receive visitors and residents of other floors through their personal invitation, with the resident who has access being fully responsible for any damage that may arise. to occur;

12.2. The Administration offers the cleaning of the kitchens per floor 1 (once) a week and it must be maintained by the residents who make use of it, agreeing with each other the rules for the maintenance of the space; 

12.3. Residents are responsible for identifying their food inside the refrigerators and using only their own food and products;

12.4. Residents are responsible for keeping their food stored correctly, inside sealed packages or suitable containers, thus preventing cabinets and/or refrigerators from smelling and/or attracting vectors (insects and/or rodents);

12.5. Residents are responsible for keeping their food stored within the expiration date. In order to maintain hygiene, avoid possible contamination and bad smells, the Administration will carry out a fortnightly inspection of the refrigerators and assumes the right to discard improperly stored products, without identification or out of date;

12.6. Residents are responsible for washing and drying all dishes and utensils they use, keeping them in their proper place after use. It is forbidden to leave dirty dishes in the sink, on tables or countertops;

12.7. It is forbidden to use the sinks to wash any other object other than crockery, utensils or food, being considered a minor infraction;

12.8. If the resident is responsible for any eventualities that contribute to the disorganization or lack of cleanliness of the asset, either by not cleaning the dishes or by damage to the common areas, it will be considered a minor infraction;

12.9. Ways of use, domestic utensils and hygiene, we share the same behaviors mentioned in Item 17 – Community Kitchen;

12.10. Residents are responsible for removing kitchen garbage, placing it in the building's trash can, whose location must be consulted at reception;

13.1. Any type of party or event will not be allowed in the common areas of the Development and Apartments other than those scheduled or authorized by the Administrator;

13.2. If the resident fails to comply with this rule and holds any type of party or event, it will be considered a medium infraction and the resident will receive a warning, without prejudice to the payment of any compensation for damages caused;

14.1. The entry of external guests is subject to prior authorization from the administration;

14.2. The volleyball court usage times are:

  1. a) Every day from 08:00 to 22:00;

14.3. The use of the space must be scheduled through the Uliving APP, respecting the reserved time of use so that everyone can enjoy the space;

14.4. The limit of external visitors in the volleyball court area is 06 (six) guests;

14.5. The use must be made with appropriate clothing such as comfortable clothes and appropriate tennis shoes for exercising;

14.6. It is the user's responsibility to take care of the materials available, such as: volleyball / tennis net, balls, rackets, etc., and to keep the environment clean after use;

14.7. The use of drinks, food and smoking inside the court is prohibited, being considered a minor infraction;

14.8. In cases of material damage such as: balls, nets and Tennis racket, the cost of this repair and/or purchase of new material will be the sole responsibility of the bookingr;

14.9. After use, it is necessary to use water to remove all the sand to enter the building's facilities;

14.10. In case of any injury during physical activity, the administrator provides a first aid kit, but if necessary, call for outsourced services such as (medical agreement, ambulance or doctor). In cases of extra costs, it is the sole responsibility of the lessee;

14.11. The norms foreseen in the aforementioned Law of Silence also apply to this space;

14.12. Use of the volleyball court.

15.1. Any type of intervention (eg placing pictures on the wall) in the apartments without prior authorization from the Administrator will be expressly prohibited;

15.2. It is expressly forbidden to remove any item from the Apartments (mattress, bed, TV, controls, etc.) or change the standard layout;

15.3. Make sure that when leaving your apartment, the lights, taps, shower, air conditioning, TV, among others, are properly turned off;

15.4. Residents are responsible for keeping cupboards/wardrobes organized, ensuring that they are in perfect condition and that they are hygienic internally and externally. Failure to comply with this item results in a medium infraction;

15.5. Any damage caused to the Apartment, which is not included in the maintenance list, see clause VII – “General Maintenance and Equipment Operations” of this regulation will be charged separately;

15.6. The Administrator reserves the right to change the Apartment, if necessary, offering a new Apartment of the same category or superior to the current one;

15.7. For security reasons, it is strictly forbidden to turn on heaters or any other high-power electrical equipment, in particular the installation of a cooktop or microwave in apartments that do not have these items, without the prior, express and written consent of the Administration, as the electrical infrastructure does not provide for this equipment, which could cause electrical overload and fire; Failure to comply with this item results in a medium infraction;

15.8. Some apartments have a TV installed in the bedroom depending on the type and Unit. In Paulista, only the Premium category apartments have a TV. You can bring your TV to some apartments if the chosen modality does not have this item, we warn you that changing the layout of the space is not allowed. You can request the installation of a support to place your TV by paying an extra fee, we do not offer cable TV service. It is important to check if the chosen apartment has space for the installation of the support;

Cost of labor and parts for installation. The support will be added as an improvement to the apartment (we provide the supports that are approved for each type of wall on which they will be installed), the cost for installation in Paulista/SP is R$ 200,00;

15.9. If the resident causes any damage to the Common Areas, the Apartment or third parties, the Administrator reserves the right to make the repair and request a refund from the resident;

15.10. Residents must take care of equipment and furniture in order to maintain order, cleanliness and perfect condition of the entire Enterprise;

15.11. Residents must keep bathroom and sink drains clean in order to avoid possible clogging;

15.12. It is expressly forbidden to throw toilet paper, absorbent pads or any other object into the toilet bowls, as they can cause blockages in the pipes. If it is detected that the cause of clogging is due to misuse, the person causing the damage will be responsible for maintenance costs;

16.1. It is the responsibility of the Project's administration to provide cleaning services for the building's common areas, at times and conditions that allow for the good order and appearance of the project;

16.2. The collection of garbage from the apartments is carried out by the residents themselves and must be deposited daily in the largest trash can, and its location must be consulted in the lounge. If the accumulation of garbage inside the apartment is identified, it will lead to a slight infraction;

16.3. Dumpsters must remain completely closed. If it exceeds the limit and it is not possible to close it, the resident must notify the lounge;

16.4. If residents wish to hire apartment cleaning, they must hire the partner company that offers the services offered, hiring external people is prohibited, being certain that they must be responsible for properly storing all their belongings;

16.5. In apartments where a pet is present, hiring a weekly cleaning package will be mandatory;

16.6. On the date set for cleaning the apartments, the resident cannot be present;

16.7. If the resident has a pet, it cannot be present in the apartment during cleaning, and exceptionally, they can remain, together with the owner, in the reception lounge or on the rooftop; Under no circumstances can animals be left alone at reception;

16.8. The resident is responsible for cleaning his bed/bath linen, its use being mandatory, in order to guarantee the cleanliness and hygiene of the mattress;

16.9. The resident must keep the apartment in good clean and hygienic conditions, being responsible for removing garbage produced in plastic bags and storing it correctly in the trash bin; It is prohibited to store or throw trash in the hallways. If any resident or employee identifies and reports non-compliance with this item, it may result in a minor infraction;

16.10. The administrator may also inspect the apartments that request the cleaning service and report any non-compliance with the internal regulations;

17.1. The Administrator is not responsible for the operation of the attached establishments in terms of hours, menus and service;

17.2. Expenses incurred in the Bar and Restaurant have no relation to the lease agreement, being the responsibility of the consumers, whether residents or visitors, to bear the expenses;

18.1. There is no obligation to offer special vacancies for the elderly or people with special needs;

18.2. The use of the garage is conditioned to contracting the service, in the amount of R$ 300,00/month for passenger vehicles and R$ 150,00/month for motorcycles;

18.3. The space is intended to store only one car, which must be registered with the lounge team;

18.4. Spaces will not be demarcated, and it is up to users to respect the limits of use of their respective spaces;

18.5. The vacancy cannot be rented, sold or used by anyone other than the resident contracting the service; Failure to comply with this rule entails a serious infraction;

18.6. It is not allowed to use the garage to store furniture, utensils or objects in general; Failure to comply with this rule results in a minor infraction;

18.7. It is the user's responsibility to keep the site clean and orderly;

19.1. The elevators remain in daily operation, 24 (twenty-four) hours a day;

19.2. Elevator maintenance is carried out by a specialized company. However, any malfunction noted by users must be notified to the Administration, which will be in charge of calling the technicians for the necessary repairs;

19.3. The elevators are equipped with intercom devices, which when activated allow the user to contact the Reception;

19.4. In the event of a problem during the transport of people, they must activate the emergency button located inside the elevators, communicating the incident to the security of the enterprise, which will take the necessary measures;

19.5. In case of people trapped inside the elevator, the reception will inform the maintenance company so that they can rescue them;

19.6. It is strictly prohibited for anyone other than a specialized technician designated by the responsible company to carry out any intervention in the elevator that presents technical problems;

19.7. Any user who causes any damage to the elevator in the transport of material, will be responsible for its repair, being responsible for the relevant costs;

20.1. Regulate the entry of medium and large volumes into Uliving's premises;

20.2. The loading and unloading times are:

  1. a) Monday to Friday – from 08:00 am to 18:00 pm;
  2. b) Saturday – from 08:00 am to 12:00 pm;
  3. c) Sundays and holidays – Cannot be done, except if previously authorized by the Administrator;

20.3. The loading and unloading of materials must be carried out by professionals hired by residents, using the access areas designated for this purpose, subject to prior authorization obtained from the Lounge;

20.4. Any event and/or damage resulting from this transport, which causes the need for repairs or cleaning of the common areas of the Development will be the responsibility of the resident;

20.5. The storage of materials of any nature in shared/common areas of the Enterprise will not be allowed;

21.1. Wireless connection is provided free of charge by the administrator. Internet speed may vary by connection and provider. Each resident can use up to 5 devices (laptop, desktop, Smart TV, tablet and smartphone);

21.2. For release of devices such as game consoles (Xbox and Playstation), consult the Administration;

21.3. The Administrator may establish internet consumption allowances at any time;

21.4. The link is subject to speed variation and drop and the development has only one, with no redundancy. This link is the responsibility of an external provider which the administrator is not responsible for maintaining it;

22.1. The laundry can be used through an electronic application. Payment will be made directly on the laundry provider's application;

22.2. It is expressly forbidden to use the iron and electric treadmill in the Apartment, the Administrator will make the item available for use in the Laundry;

22.3. Any failure or breakage of the equipment must be immediately informed to the administration, which will verify the incident and take steps to regularize and repair the equipment;

22.4. The use of the laundry by people other than residents is prohibited;

22.5. Do not leave and/or store any piece of clothing, buckets, basins and products in the laundry room;

22.6. Parts that CANNOT be machine washed:

  1. (a) woolen blankets; blankets in general;
  2. b) Clothes with animal hair; Floor cloth;
  3. c) Sneakers, shoes and the like;
  4. d) Carpets; and other pieces, whose common sense so determines;

22.7. There is additional information posted by the Administrator, containing guidance from manufacturers on the use of machines, making the resident responsible for damages caused to the equipment due to non-observance of the information, in addition to causing a medium infraction;

22.8. Any damage caused to property washed by the resident will not be the responsibility of the Administrator;

22.9. It is forbidden to touch the power panels and electrical and/or hydraulic installations; Failure to comply with this rule entails a serious infraction;

22.10 Residents are responsible for removing their clothes after the end of each washing and/or drying cycle, leaving clothes inside the dryer and washing machine, which may result in a minor infraction (R$100,00). If clothes are left in the laundry for more than 24 hours, they will be sent to the lost and found department. The Administrator has no responsibility in case of loss of parts.

23.1. For residents in V3. of the contract: The apartment's electricity bill is not included: Energy for the individual of each apartment (for the shared ones the value will be divided equally between the residents of the apartment) and with the collective use in the common and private areas, it will be prorated between all residents (lights, sockets, coworking, swimming pool, common bathrooms, kitchen, elevators). The amount will be issued together with the monthly payment slip in the following month and may vary monthly according to the individual use of the apartment and the apportionment of the building;

23.1.1. The value of the energy fee will be divided by all residents of the unit;

23.2. For residents in V4 and V5. of the contract: The apartment's electricity bill is associated with the condominium administration fee in the amount of R$150 (one hundred and fifty). This charge is mentioned in field 28 of the Rental contract. Energy for the individual use of each apartment's air conditioning (for shared apartments, the value will be divided equally between the apartment's residents). The amount will be issued together with the monthly payment slip in the subsequent month and may vary monthly depending on the use of the apartment's air conditioning;

23.3. The amount of air conditioning use is not included in the monthly fee and will be charged separately: According to the individual use of air conditioning, each apartment has an individual meter that calculates the use and the amount will be issued together with the monthly payment slip in the subsequent month. This fee may vary monthly according to the use of the resident, if you do not want to use the air conditioning, you can request the device to be turned off, not generating any charge for its use;   

24.1. The building administration is responsible for the operation and maintenance of the installed systems and their distribution networks described below, in the common areas of the building and apartments;

24.2. The building administration is responsible for the operation and maintenance of the following systems:

24.3. Hydraulic System – composed of the potable water network and fire hydrants, sewage network and rainwater collection network;

24.4. Electrical System – Composed of the distribution boards of the common areas and apartments, with emphasis on:

  1. a) Energy input, measurement and distribution;
  2. b) Emergency systems;

24.5. Fire Fighting and Prevention System – all prevention and fighting equipment and installations in common areas, pressurization pumps and control panels;

24.6.. Basic maintenance of the apartments, which consists of:

  1. a) Leaks or infiltrations;
  2. b) Electrical faults;
  3. c) Replacement of light bulbs;
  4. d) Repair of doors and windows;
  5. e) Repair of equipment (fridge, tv, cooktop, microwave, air conditioning);
  6. f) Maintenance of the hydraulic system (taps and valves, siphons and other connections, drains and valves);

24.7. Any damage caused that does not fit the maintenance list above or that is caused by misuse will be borne by the resident;

24.8. Maintenance not included:

  1. a) Supply of remote control batteries;
  2. b) Supply of light bulbs when they are damaged by the residents themselves;

25.1. All residents undertake to pay the damage deposit up to 2 (two) business days before the scheduled check-in date;

25.2. The damage deposit serves exclusively to cover any costs of damage to the property at the end of the lease;

25.3. A fee of R$ 150,00 will be debited from the amount of the damage deposit, referring to the general cleaning and hygiene of the apartment, at the time of check-out. In Studios with pets, the amount of BRL 250,00 will be charged;

25.4. After the end of the contract, in addition to the cleaning fee, a fee of R$150,00 will be charged for replacing the mattress cover, regardless of damage or lack of adequate cleaning. This fee will be deducted directly from the damage deposit, as established in the contract conditions;

25.5. Damage deposit amounts for all types (Individual and Premium): R$1500;

25.6. The BRL 500 booking fee is used to reserve your apartment on the Uliving website and covers all contract costs, credit analysis and documentation, necessary for all new residents;

25.7. The amount of the fee does not serve as an advance on the monthly fee, therefore, the amount cannot be deducted from the monthly fee;

26.1. Residents may request to change apartments at any time at Reception, according to the criteria for each contract, namely:

1) 12-month contracts: It can be carried out from 30 days from the date of check-in to the unit and a new exchange can only be made after 6 months;

2) 6-month contracts: It can be carried out from 30 days after check-in at the unit and a new exchange can only be made after 3 months;

26.2. The resident must be in compliance with all payments;

26.3. At Uliving's discretion, the resident may submit documents for analysis;

26.4. The resident undertakes to pay for the cleaning of the studio they are leaving and to pay for any damages up to 2 (two) business days before checking in at the new studio;

26.5. Payment must be made through a bank slip issued by the Administrator. If payment is made via credit/debit card, there will be an increase of 7% (seven percent);

26.6. In addition to charging for any damages, a fee of R$ 150,00 will be charged for general cleaning and hygiene of the apartment. In studios with pets, the amount of R$250,00 will be charged;

26.7. Special conditions and discounts are not cumulative and/or transferable;

26.8. The resident must make the request at least 15 (fifteen) business days before the desired date to change the Unit; The change may occur exclusively on the first day of each month;

26.9. The resident will only be able to move to the new Studio after signing the amendment to the contract;

26.10. The resident may request a Unit exchange at any time on the Uliving website;

26.11. The resident must be in compliance with all payments;

26.12. At Uliving's discretion, the resident may submit documents for analysis;

26.13. Special conditions and discounts are not cumulative and/or transferable;

26.14. The resident must make the request at least 7 (seven) business days before the desired date to change the Unit;

26.15. There will be no termination fee or prior notice for changing a Unit approved by Uliving, upon signature of the new lease agreement. 

26.16. The amount of the damage deposit will be refunded upon completion of the contract, with the due discounts and within the period established in the contract, and for the exchange, a new charge for the damage deposit will be made on the new Unit, which must be paid before the new check-in ;

26.17. Residents can only change apartments (Upgrade/Downgrade) within 60 (sixty) days of the contract termination date. For residents who are in the “prior notice” period, the exchange will not be allowed;

27.1. Place objects on windows or in places that are visible from the outside or where they are exposed to the risk of falling. Failure to comply with this rule results in a minor infraction;

27.2. Leaning or sitting on the windowsill;

27.3. Launch any objects or liquids on public roads, areas or internal courtyards; Failure to comply with this rule entails a medium infraction;

27.4. Placing, without the prior authorization of the administration, in the common parts of the condominium, any objects and/or equipment, of whatever nature; Failure to comply with this rule results in a minor infraction;

27.5. Keep or store in private areas devices or materials that pose a danger to the safety of the resident or annoyance to other residents; Failure to comply with this rule entails a medium infraction;

27.6. Throw garbage in an inappropriate place (including through windows); Failure to comply with this rule results in a minor infraction;

27.7. Having and using an object, incense, installation, material, device or substance that is toxic, flammable, odorous, likely to affect the health of other residents; Failure to comply with this rule entails a medium infraction;

27.8. As stipulated by Law 11.343/2006, the acquisition, possession, transport, manufacture and/or cultivation of drugs for personal use are characterized as criminal offenses. Additionally, the consumption of substances considered illegal in shared spaces or within residential units is prohibited and considered a very serious violation of the rules, which may result in immediate expulsion, without prior notice;

27.9. Producing sounds or noises of any nature that may disturb the residents and neighbors of the Building. Residents are required to remain silent every day of the week from 22:00 pm to 08:00 am; Failure to comply with this rule results in a minor infraction;

27.10. Cause crowding, clamor, racket, turmoil or excessively noisy gathering in any part of the building; Failure to comply with this rule entails a medium infraction;

27.11. Smoking (cigarette, tobacco, cigar, hookah, electronic cigarette, etc. or any other type of similar substance) inside the apartments or in the common areas of the Enterprise, this infraction being considered serious; Smoking is allowed only in uncovered outdoor areas, where ashtrays are located; Failure to comply with this rule entails a serious infraction;

27.12 Smoking e-cigarettes, vapes, or similar in any covered indoor area. Failure to comply with this rule entails a serious infraction;

27.13. Grant access keys to strangers, this infraction being considered serious;

27.14. Circulate shirtless and/or with underwear through the corridors and common areas; Failure to comply with this rule results in a minor infraction;

27.15. Assign and/or rent in any way an apartment/bed to any person; Failure to comply with this rule entails a very serious infraction;

27.16. Have a meal in the coworking and study rooms; Failure to comply with this rule entails a levek infraction;

27.17. Access to any Administrator service area. Failure to comply will result in a serious breach;

27.18. Using a laptop, cell phone or any other administration equipment without prior authorization. Failure to comply with this rule entails a serious infraction;

27.19. The practice of sexual intercourse and pornography in the common areas of Uliving, being a serious infraction;

27.20. Any type of act that poses a high risk to your life or other residents is prohibited, such as sitting on the windowsill or rooftop wall. Failure to comply with this rule entails a very serious infraction;

27.21. Any verbal or physical aggression against any resident or employee of the building is prohibited. Failure to comply with this rule entails a very serious infraction;

27.22. It is forbidden to climb on toilets and sinks. Failure to comply with this rule entails a medium infraction;

27.23. It is forbidden to practice sports and activities on the Rooftop that contain throwing objects (such as ball, shuttlecock and others), subject to a serious fine;

28.1. The fines will be of the following nature:

  1. a) light;
  2. b) Average;
  3. c) Record;
  4. d) very serious;

28.2. With the exception of violations of the conduct already established by this Regulation, the administrator will analyze case by case to define the framework of the violation committed and the respective penalty. The recurrence of the practice of the infraction will lead to the framing of the penalty of a nature immediately superior to the one previously applied and the period considered will be 1 (one) month, counted from the application of the last identical penalty, even if in the form of a warning; Any and all serious and/or extremely serious fines may be assessed by Uliving's Disciplinary Committee, made up of 5 people, who will decide on the applicable penalties, among them, in addition to the fine, immediate contractual termination;

28.3. The amounts of fines are in the table below, and the summary of all fines is found at the end of this regulation;

28.4. The first infraction considered light or medium will be subject to notification. In case of recurrence, the amounts of the fines will be applied;

28.7. In the case of groups of people who fail to comply with the regulation, the fine is applied individually to each person;

26.8. Notifications and Fines must be made within 48 business hours;

28.9. If the resident has a serious or very serious fine, he may be prevented from participating in the unit's internal events for 30 days from the date of the infraction;

28.11. Any provisions to the contrary are hereby revoked and the solution of omitted cases will be evaluated by Uliving's Disciplinary Commission, composed of 5 people, who will decide on the applicable penalties;
